Portfolio Evaluation:
Gibraltar Global Group (GGG) will evaluate REO assets—whether as a stand-alone service or to propose a portfolio purchase—with the same hands-on discipline, looking at each individual property as a separate asset. We utilize our selected evaluation tool, seasoned REO brokers and agents, localized web data bases and, finally, an individual detailed review by a highly experienced GGG asset manager.
Portfolio (bulk) Purchase:
GGG will review a portfolio of assets submitted by a client and, after valuing the assets and factoring in marketing, carrying and closing costs, will make a bona fide offer to purchase the assets. This assumes, of course, that the properties meet certain acquisition criteria (for example, we only buy vacant residential properties with clear title). While there are multiple factors in determining our offer price, besides normal preservation and marketing costs, condition and location of the property, our goal is to provide our clients with an offer that will maximize their return while eliminating future risk, expense and staffing costs.
Marketing, Management & Disposition:
GGG offers REO management disposition services allowing banks and other financial institutions to outsource the responsibility of marketing, maintaining, selling and closing their REO properties. Each property will be newly evaluated and managed by an experienced GGG asset manager. An objective, aggressive and detailed house by house marketing strategy will be developed. Each home will be constantly evaluated to ensure the optimum strategy is pursued to sell the home in the shortest amount of time at the highest possible price.
We will utilize our network of experienced REO brokers, agents and closing professionals thereby maximizing our own expertise and minimizing the time to implement a successful sales strategy.
